For owners who'd rather not
Some owners enjoy running their let. Some have stopped enjoying it — the messages at eleven at night, the review that needs answering carefully, the booking that needs moving, the guest asking where the bins go.
If you've reached that point, you don't have to sell up and you don't have to hand a chunk of your income to an agency in another county. You can hand it to Hayley.
Three ways to hand it over

As needed
You run the let. Hayley's there for the odd thing — a trusted tradesman when something needs fixing, a job arranged when you ask for it. No standing arrangement.
Looked after
Anything that comes up at the house is handled without you being asked each time — Hayley has authority to act, agreed with you in advance, up to a limit you set together. You keep the bookings and the guest messages.
Fully managed
As above, plus bookings, guest messages and reviews are handled on your behalf. You hear what's happened. You don't have to decide what to do about it.
Start wherever suits, and move up or down later.
A trusted list, not a stranger with a van
When something needs a plumber, an electrician or a gardener, it's someone Hayley already knows — vetted, insured, and used many times over. As the business has grown so has the list, and it keeps growing.
The tradesman invoices you directly, in his own name — you're never paying House&Home for someone else's work, and there's no markup hidden in the middle. Hayley arranges it, checks it's been done properly, and keeps the paperwork so you always know who did what, when, and whether they've been paid.
Twenty-five years at the live end
This isn't a call centre reading from a script. Hayley has spent a quarter of a century inside these houses on changeover day — she knows what guests complain about before they complain, what a five-star review is actually made of, and what a house needs before a bank holiday weekend.
What it costs
Co-hosting is charged above the standard changeover rate, and the rate depends on how much you're handing over. Hayley will talk it through and quote it plainly. No percentage of your booking revenue, no tie-in, no notice period buried in a contract.

Questions owners ask
Do you take a percentage of my bookings?
- No. You're quoted a rate for the work, not a cut of your income.
Can I start small and hand over more later?
- Yes. Most owners start with As needed or Looked after and move up if it suits them.
Who do I pay when a tradesman does work at the house?
- The tradesman, directly — his invoice, his bank details. Hayley arranges the work and keeps the record, but the payment is always between you and him.
Who deals with a guest problem at midnight?
- Whatever you've agreed. Some owners want to be told straight away, some want it handled and hear about it in the morning.
Do you take over my listing account?
- You stay the owner and the account stays yours. Hayley works as co-host alongside you, with the access you choose to give.
Am I tied in?
- No tie-in and no notice period. If it isn't working, say so.
Which villages do you cover?
- Blockley, Moreton-in-Marsh, Chipping Campden, Broadway, Stow-on-the-Wold, Bourton-on-the-Water, Northleach and the surrounding villages.
Are you insured?
- Everyone working with us carries their own public liability insurance.
