Scope of works

What’s included in a holiday let changeover

Two lists, written down. A standard changeover leaves the property guest-ready. A deep clean is separate, charged by the hour. No competitor locally publishes theirs.

Standard changeover

Carried out on every guest departure. The property is left guest-ready.

Bedrooms

  • All bed linen stripped and changed
  • Beds made to presentation standard
  • Surfaces, sills and skirtings dusted
  • Floors vacuumed, including under beds where accessible without moving furniture
  • Wardrobes and drawers checked and emptied of anything left behind
  • Mirrors and glass cleaned

Bathrooms

  • Toilets, basins, baths and showers cleaned and disinfected
  • Shower screens and tiles cleaned, limescale removed
  • Mirrors and glass polished
  • Towels changed
  • Toilet roll, soap and consumables restocked
  • Floors cleaned
  • Bins emptied

Kitchen

  • Worktops, splashbacks and sink cleaned
  • Hob and oven front cleaned, oven interior checked
  • Microwave cleaned inside and out
  • Fridge emptied of guest food, wiped down, checked as working
  • Kettle and toaster wiped, descaled as needed
  • Crockery, glassware and cutlery checked as clean and put away
  • Cupboard fronts wiped
  • Bins emptied, recycling sorted and put out
  • Floors cleaned

Living areas

  • Surfaces dusted and polished
  • Cushions and throws straightened and presented
  • Floors vacuumed, hard floors cleaned
  • Under and behind sofa cushions checked for items left behind

Whole property checks — every visit

  • Water running hot and cold, correct pressure
  • Cooker, hob and oven working
  • Fridge and freezer working
  • Microwave working
  • Heating working
  • Lights and bulbs working
  • Windows closed and secure
  • All external doors locked and secure
  • Keys accounted for
  • Property left ready for arrival at the agreed time

Reporting

  • Owner notified on completion
  • Any damage, breakage or issue reported with photographs
  • Anything urgent dealt with or escalated, as agreed with the owner in advance

Deep clean

Not included in a changeover. Charged separately, by the hour, at £34.50 (£23 + 50%).

Recommended quarterly, at the start of a season, after building or decorating work, or on a property that has been standing empty.

Everything in the standard changeover, plus:

Moving furniture

  • Beds pulled out and cleaned behind and beneath
  • Chests of drawers and wardrobes moved and cleaned behind
  • Sofas and armchairs moved, cleaned under and behind
  • Skirtings washed throughout

Inside cupboards and storage

  • Kitchen cupboards emptied, cleaned inside, restocked
  • Drawers emptied and cleaned
  • Wardrobe interiors washed down
  • Under-sink areas cleared and cleaned

Appliances, properly

  • Oven interior deep cleaned, shelves and trays
  • Extractor and filters cleaned or replaced
  • Fridge and freezer emptied, defrosted, cleaned throughout
  • Washing machine and dishwasher filters and seals cleaned
  • Descaling throughout

Soft furnishings and fabrics

  • Mattresses turned, protectors laundered
  • Curtains and blinds cleaned or laundered
  • Upholstery cleaned
  • Cushion covers and throws laundered

High and low

  • Light fittings and lampshades cleaned
  • Ceiling corners, cobwebs, picture rails
  • Tops of wardrobes, doors and frames
  • Windows cleaned inside, frames and tracks
  • Radiators cleaned behind and between

Why the split matters

A guest arriving for a week needs the property spotless, working and secure. They do not need the inside of the cupboards done. A changeover priced for a few hours cannot absorb a full day of work.

Separating them means the changeover fee is honest, deep-clean work is paid for at what it is worth, and owners can see precisely what they are buying.
